Dallas-Fort Worth is still solidly a buyer's market: Redfin counted roughly two sellers for every buyer this summer, and 24% of active DFW listings took a price cut in May. Median price across the metro sits at $435,999 — down about 1% year-over-year — and homes are averaging 7-8 weeks on market versus the frenzy of 2021-22. 


For buyers: real negotiating room on price, closing costs, and repairs — from Southlake and Colleyville to Fort Worth, Plano, and everywhere between.


For sellers: pricing right on day one matters more than ever; overpriced listings are the ones still sitting.  30-year rates are hovering near 6.5%.
